If you’re considering buying in Delta Township , understanding its housing options, property taxes, school district boundaries, commute routes, and everyday amenities can help you decide whether it’s the right fit for your next move.
Living in Delta Township
One of Delta Townships biggest advantages is how much is within easy reach. Located immediately west of Lansing, the township offers convenient access to I-69, I-96, and I-496, along with shopping, restaurants, parks, and everyday services throughout the West Saginaw corridor. But Delta Township isn’t defined by its commercial areas. Newer subdivisions sit alongside established neighborhoods with mature trees and sprawling brick ranches, while parks, paved trails and access to the Grand River provide plenty of opportunities to get outside.
Homes & Neighborhoods in Delta Township
One thing that stands out about Delta Township is the variety of housing within a relatively small area. You’ll find established neighborhoods with mature trees and spacious brick ranches, traditional two-story homes, condominiums, and newer subdivisions—sometimes just minutes from one another. That gives buyers the opportunity to compare newer construction with established homes and neighborhoods without necessarily changing the general area where they’re looking.
Home prices, lot sizes, property taxes, and school districts can still vary depending on the property and its location within the township. Looking beyond the listing price is important when comparing homes here, particularly because municipal and school district boundaries don’t always follow what buyers might expect from the mailing address.
Property Taxes & School Districts
One of the more important—and sometimes surprising—things to understand when buying a home in Delta Township is that township boundaries and school district boundaries are not the same. Depending on the property, a Delta Township home may be located within Grand Ledge, Waverly, Lansing, or Holt school districts. That means the Lansing mailing address you see on many Delta Township homes does not necessarily tell you which school district serves the property.
This can create some interesting opportunities for home buyers. For example, portions of Delta Township are within Grand Ledge Public Schools while remaining outside the City of Grand Ledge. A buyer may therefore be able to purchase a home within the Grand Ledge school district while paying Delta Township rather than the City of Grand Ledge municipal property taxes. Because millage rates vary, buyers should compare the taxes for the specific properties they are considering rather than assuming homes within the same school district will have similar tax bills.
Check Before You Buy
Before making an offer, verify both the school district and estimated property taxes for the specific home you’re considering. School district, municipality, taxable value, and principal-residence status can all affect the numbers, and a property’s mailing address alone isn’t enough to determine its school district.
Getting Around Delta Township
Delta Township’s location on the west side of Greater Lansing makes it convenient to reach much of the region. I-69, I-96, and I-496 are easily accessible from different parts of the township, while West Saginaw Highway serves as the primary commercial corridor. For many residents, that means everyday shopping and services are close by while downtown Lansing, East Lansing, and surrounding communities remain within an easy drive.
Parks, Trails, & Outdoor Recreation
Delta Township has an extensive network of parks and trails that makes it easy to get outside without leaving the community. The paved East-West Pathway stretches approximately 2.5 miles and connects several familiar Delta Township destinations, including the Delta Township District Library, Sharp Park, the Lansing Mall, and Horrocks. Mount Hope Park adds another paved trail system, while other township parks offer additional walking and biking trails, sports facilities, playgrounds, and recreation opportunities.
Delta Township also provides access to the Grand River through the Middle Grand River Water Trail. Launch sites within the township include Grand Woods Park, Delta Mills Park, and the West Willow Canoe Launch, giving kayakers and paddlers another way to experience the area. The township estimates the paddle from Grand Woods Park to West Willow at approximately two to two-and-a-half hours.
Local Favorites & Things to Do
One of the conveniences of living in Delta Township is having plenty of shopping and dining choices close to home. West Saginaw Highway has many familiar retailers and restaurants, but some of the places that give Delta Township its local character are the independent businesses, community destinations, and events that residents return to year after year.
Horrocks Farm Market
Horrocks Farm Market is one of Delta Township’s best-known local destinations and much more than a traditional grocery store. Along with fresh produce, a sushi bar, specialty foods, flowers and greenhouses, Horrocks has become a place to spend time—with its beer garden, food vendors, a wood-fired pizza counter, live entertainment, and indoor and outdoor gathering spaces, open year-round. It’s the kind of place where you stop for groceries and end up staying for dinner and a drink.
Local Places to Eat
Delta Township has plenty of familiar national restaurant choices, but some of my favorites are the locally owned places that have become part of the community. Dimitri’s and Spuds are great options for breakfast, Falsetta’s Casa Nova is a longtime choice for Italian food and Pizza, and the Smoke ‘N Pig BBQ and Pancho’s Taquería both grew from local food trucks into permanent restaurants. These are the kinds of places that can be easy to overlook when you’re new to the area but become part of knowing where to go once you live here.
Annual Events & Community Life
Delta Township also has a calendar of community events that gives residents reasons to gather throughout the year. Delta Rocks! All Year Long brings a variety of activities and entertainment to the township during the throughout the year. The line up changes year to year, but typically includes outdoor concerts, activities in the parks, community celebrations, movies, and other seasonal events. Many are held at Sharp Park, Mount Hope Park, and other township recreation areas.
Delta Township Housing Data
Delta Township offers homes across a fairly broad range of price points. Through August 2026, 223 residential properties sold in the township, with the greatest number of sales falling between $200,000 and $399,999. The year-to-date median sale price was $297,000, up 6.5% from the same period in 2025. In August alone, the median sale price reached $320,000, and homes that sold had a cumulative market time of just 7 days.
